In plain language
Mortgagez.ca is an independent educational calculator, not a lender or mortgage brokerage. Use the estimates as a planning aid, confirm important decisions with qualified providers, and do not misuse or disrupt the service.
Agreement and permitted use
These terms apply when you access or use Mortgagez.ca. By using the site, you agree to them. If you do not agree, do not use the service. You must be legally able to enter this agreement or use the service with the permission of a parent or legal guardian.
Mortgagez.ca grants you a limited, revocable, non-exclusive and non-transferable licence to use the calculators and educational content for personal, non-commercial planning.
Independent informational service
Mortgagez.ca provides general educational information and mathematical estimates. It does not provide financial, mortgage, investment, legal, accounting or tax advice. Mortgagez.ca is not a lender, mortgage broker, insurer, real-estate professional or government service and does not offer, arrange, negotiate, approve or fund a mortgage.
A result is not an application, pre-approval, approval, commitment, offer to lend, insurance decision, rate quote or determination that you qualify for a product. No lender, broker, insurer or adviser relationship is created by your use of the site.
Your inputs and decisions
You are responsible for the assumptions and inputs you enter, for reviewing the displayed methodology and for deciding whether an estimate is appropriate for your purpose. Confirm current rates, amounts, eligibility, contract terms and consequences directly with qualified providers before making a financial decision.
Calculation assumptions and limits
- Lenders and insurers may use different payment dates, compounding, rounding, qualification rules, premiums, fees and contractual terms.
- Full-amortization projections hold the entered rate constant, although Canadian mortgages normally renew across multiple terms and future rates may differ materially.
- Mortgage default insurance premiums and eligibility are estimates. Insurance protects the lender, not the borrower.
- Prepayment privileges, limits and penalties depend on your contract. Mortgagez.ca does not determine whether a prepayment is permitted or calculate a contractual penalty.
- Renewal estimates do not include penalties, discharge charges, switching costs, new underwriting requirements or other contract changes.
- Displayed mortgage payments do not include property tax, home insurance, utilities, condominium fees, maintenance, legal fees, land-transfer tax or other closing costs unless expressly stated.
- Rules, thresholds, rates and market practices can change after the date shown in the methodology.
Shared scenario links
A shared-scenario link contains supported calculator inputs after # in the URL. Anyone who receives the complete link can read and change the scenario. Review it before sharing, do not add personal information, and choose an appropriate communication method. Mortgagez.ca cannot control a link after you share it.
Acceptable use
You may not:
- Use Mortgagez.ca unlawfully, deceptively or to misrepresent a mortgage offer, approval or professional relationship.
- Interfere with the service, introduce harmful code or attempt unauthorized access.
- Bypass security or rate controls, overload the service or use automated access in a manner that harms availability.
- Copy, sell, sublicense or redistribute substantial parts of the application or original content, except as permitted by law.
- Remove ownership notices or imply endorsement by Mortgagez.ca, a government, lender or insurer.
Content and third-party sources
The Mortgagez.ca application, original explanations, visual design and presentation belong to Mortgagez.ca or its licensors. Government material, provider names and third-party marks belong to their respective owners. Links and citations are provided for context; they do not imply affiliation or endorsement, and third-party sites apply their own terms and privacy practices.
Accuracy, changes and availability
We work to keep formulas, rules and sources accurate, versioned and tested, but errors and interruptions can occur. We may correct calculations, update rules, add or remove content, or interrupt the service for maintenance, security or circumstances outside our control. We do not promise that the site will always be available or that an estimate will match a particular provider.
Consumer rights and liability
Nothing in these terms excludes consumer rights, warranties, liabilities or remedies that applicable law does not allow us to exclude or limit.
To the extent permitted by law, Mortgagez.ca is provided as available without additional representations or warranties. Mortgagez.ca is not liable for indirect, incidental, special or consequential loss, loss of opportunity, or a decision made in reliance on an estimate. For this free service, any aggregate liability that applicable law allows us to limit is limited to CAD $100.

Changes to these terms
We may update these terms as the service changes. We will publish the new effective date and provide additional notice of material changes when required. Continued use after a change takes effect means you accept the updated terms, subject to applicable law.
Applicable law and severability
These terms are governed by the laws applicable in Canada, without limiting mandatory rights available in your province or territory. If a provision is unenforceable, it will be limited or removed only to the extent necessary, and the remaining terms will continue to apply.
