Household income, down payment, property taxes, heating, condo fees and monthly debts will feed an estimated GDS/TDS comparison.
Gross Debt Service (GDS)
GDS compares qualifying housing costs with gross household income. Housing costs commonly include the mortgage payment, property taxes, heating and a portion of condo fees.
Total Debt Service (TDS)
TDS adds other monthly debt obligations to the housing costs. Lenders use their own policies, verification and exceptions, so a calculator can only provide an estimate.
The future tool will revalidate current qualifying-rate and ratio rules before launch.
